The Brief

Sunbeam Foods owned a redundant industrial facility in the small town of Irymple, just outside Mildura in rural Victoria. A 12-month marketing campaign designed to attract a new tenant or land sale had been unsuccessful. BWI Group was engaged to recommend the best strategy to realise the asset’s potential.

The Response

BWI Group designed a strategy for addressing the relevant authorities’ concerns and planning constraints. This led to the timely discovery that the council was in the process of rezoning the area and creating a new town centre for Irymple’s growing population. BWI Group recommended to Sunbeam Foods that they investigate whether council would consider the site as a suitable location for the new town centre.

The Outcome

BWI Group ascertained that while council was willing to consider the site for the new town centre, the process would be lengthy. In the meantime, Sunbeam Foods received a suitable offer for the site from a local developer. Sunbeam Foods accepted the offer without hesitation. With the information that BWI Group had provided, the choice between pursuing council or simply selling the site was made with ease and confidence.
